Owning an apartment in Panama from another country

Most of the owners we work with are not in Panama. Some bought here as an investment, some moved away and kept the apartment. The problem is the same one: a tenant with a question, a notice from the building administration, something broken on a Sunday, and nobody on the ground to deal with any of it.

We are the person on the ground. You make the decisions; we do the walking.

  • Tenant contact: the questions and the small problems, before they become big ones.
  • The building administration: notices, rules, and whatever they need from the owner.
  • Repairs: we send someone we have used before, and you hear what it was and what it cost.
  • Utilities and the paperwork attached to the unit.
Before anyone signs

How we screen a tenant

The wrong tenant is the expensive part of renting out an apartment, and it is the hardest part to undo. So this is where we spend the time.

  • We ask for references, and we call them.
  • We meet the person. We show the apartment ourselves, so nobody signs a contract on your unit that we have not met in person.
  • We tell you what we found. If something does not add up, we say so.
  • If a tenant is wrong for your apartment, we will tell you they are wrong, the same way we tell a client when an apartment is wrong for them.

Based on what is actually renting in that building and that neighborhood right now.

We photograph it and start showing it

Photos, the listing here and where people are looking, and the tours.

We take rentals from $1,300 a month and sales from $100,000. Below that we cannot give the owner the service we want to give, so we say no.
