Qu\u00e9 incluye de verdad un alquiler en la Ciudad de Panam\u00e1"},"content":{"rendered":"<p class=\"wp-block-paragraph\"><strong>\u201cAmoblado\u201d es una descripci\u00f3n, y cada propietario escribe la suya.<\/strong> Hemos mostrado dos apartamentos en el mismo edificio, los dos anunciados como amoblados, donde uno ten\u00eda la cama tendida y la cocina equipada y el otro ten\u00eda un sof\u00e1 y nada m\u00e1s. Las dos descripciones eran honestas. Ac\u00e1 le explicamos c\u00f3mo saber qu\u00e9 est\u00e1 recibiendo de verdad, y c\u00f3mo calcular cu\u00e1l de las dos opciones le cuesta menos.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Qu\u00e9 suele significar amoblado en la Ciudad de Panam\u00e1, Panam\u00e1<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">En las torres donde vive la mayor\u00eda de los inquilinos internacionales, un apartamento amoblado normalmente incluye:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n\n<li>Camas, cl\u00f3sets, un sof\u00e1, una mesa de comedor y sillas.<\/li>\n\n\n<li>Electrodom\u00e9sticos de cocina: refrigeradora, estufa, microondas.<\/li>\n\n\n<li>Lavadora y secadora, casi siempre.<\/li>\n\n\n<li>Aires acondicionados, que ac\u00e1 son lo normal.<\/li>\n\n\n<li>Cortinas o persianas, y l\u00e1mparas.<\/li>\n\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Lo que m\u00e1s var\u00eda: cubiertos, platos, ollas, s\u00e1banas, toallas y televisor. Algunos apartamentos tienen todo. Otros no tienen nada. Ninguno de los dos propietarios esconde nada, simplemente entienden cosas distintas por la misma palabra.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Lo \u00fanico que resuelve la duda<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Pida un inventario por escrito antes de firmar.<\/strong> Una lista de lo que hay en el apartamento, cuarto por cuarto.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Al propietario le toma diez minutos y elimina el problema entero. Tambi\u00e9n lo protege a usted al final, cuando se mude y alguien tenga que ponerse de acuerdo en qu\u00e9 hab\u00eda al principio. Tome fotos de todo el primer d\u00eda, tambi\u00e9n.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nosotros lo pedimos de rutina en nombre de nuestros inquilinos. Si un propietario no quiere entregar la lista, eso le dice algo \u00fatil sobre c\u00f3mo van a ser los pr\u00f3ximos doce meses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">En Panam\u00e1, sin amoblar puede significar completamente vac\u00edo<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Vale la pena saberlo antes de imaginarse un cuarto vac\u00edo con una refrigeradora adentro. Ac\u00e1 un apartamento sin amoblar puede llegar sin l\u00e1mparas, sin cortinas y a veces sin electrodom\u00e9sticos de cocina.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eso es normal y est\u00e1 bien, siempre que lo haya presupuestado. Haga la misma pregunta al rev\u00e9s: \u00bfqu\u00e9 se queda en el apartamento cuando se va el \u00faltimo inquilino?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cu\u00e1l le cuesta menos de verdad<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">El amoblado se alquila m\u00e1s caro al mes. Esa es la parte f\u00e1cil. El c\u00e1lculo \u00fatil es otro, y tiene un solo dato: <strong>\u00bfcu\u00e1nto tiempo se va a quedar?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Amoblar un apartamento cuesta dinero de verdad y fines de semana de verdad, y hay que venderlo todo otra vez cuando se va. Reparta eso entre doce meses y casi siempre gana el amoblado. Rep\u00e1rtalo entre tres a\u00f1os y casi siempre gana el que est\u00e1 sin amoblar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nuestra gu\u00eda aproximada, de ver a clientes hacer las dos cosas:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n\n<li><strong>Menos de un a\u00f1o:<\/strong> amoblado, casi siempre.<\/li>\n\n\n<li><strong>De uno a dos a\u00f1os:<\/strong> el amoblado sigue ganando casi siempre, y la diferencia es m\u00e1s peque\u00f1a.<\/li>\n\n\n<li><strong>M\u00e1s de dos a\u00f1os, o se queda para siempre:<\/strong> sin amoblar, y compre lo que le guste.<\/li>\n\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">La mayor\u00eda de nuestros inquilinos internacionales cae en los dos primeros grupos, y por eso la mayor parte de nuestro inventario de alquiler est\u00e1 amoblado.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">El n\u00famero que importa m\u00e1s que los dos<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Amoblado o sin amoblar es una decisi\u00f3n m\u00e1s peque\u00f1a de lo que la gente cree. La grande es el costo mensual completo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El alquiler es una l\u00ednea. Despu\u00e9s viene la cuota de mantenimiento, el agua, la luz, el gas, el internet y el estacionamiento. Algunas de esas cosas van dentro del alquiler y otras van aparte, y cambia de edificio en edificio.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>La luz es la que sorprende a la gente.<\/strong> El aire acondicionado es la mayor parte de la factura en la Ciudad de Panam\u00e1, Panam\u00e1.
