En una torre de la Ciudad de Panam\u00e1 con piscina, gimnasio, salones y seguridad completa, esa cuota es un n\u00famero de verdad, y se cobra todos los meses, est\u00e9 usted en el pa\u00eds o no.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ac\u00e1 est\u00e1 lo que de verdad le cuesta cada mes tener un apartamento en la Ciudad de Panam\u00e1, Panam\u00e1, desde el lado que lo vemos nosotros: administramos propiedades para due\u00f1os, as\u00ed que pagamos estas cuentas en su nombre.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Los cuatro costos<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n\n<li><strong>La cuota de mantenimiento.<\/strong> Mensual, inevitable, y la sorpresa m\u00e1s grande.<\/li>\n\n\n<li><strong>Los servicios.<\/strong> Luz, agua, gas, internet.<\/li>\n\n\n<li><strong>El seguro.<\/strong><\/li>\n\n\n<li><strong>El impuesto de inmueble.<\/strong><\/li>\n\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Sume la administraci\u00f3n si vive en el exterior, y las reparaciones, que llegan cuando quieren y siempre llegan.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La cuota de mantenimiento, y por qu\u00e9 var\u00eda tanto<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Toda torre cobra una cuota mensual por las \u00e1reas comunes: seguridad, limpieza, mantenimiento de ascensores y las amenidades. Mientras m\u00e1s ofrece un edificio, m\u00e1s cuesta mantenerlo, y la cuota va detr\u00e1s.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eso produce un resultado que agarra desprevenidos a los compradores. <strong>Un apartamento m\u00e1s barato en un edificio m\u00e1s lujoso le puede costar m\u00e1s cada mes que uno m\u00e1s caro al lado.<\/strong> El precio de compra y el costo de mantenerlo son dos decisiones separadas, y solo una de las dos aparece en el aviso.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Antes de comprar, pregunte tres cosas: la cuota mensual actual de ese apartamento espec\u00edfico, qu\u00e9 cubre, y si el edificio tiene alguna cuota extraordinaria en camino. Los edificios de vez en cuando cobran un pago \u00fanico por obras grandes. Eso lo quiere saber antes de ser due\u00f1o de una parte.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">No vamos a publicar una tabla de cuotas por edificio, porque cambian y porque un n\u00famero que demos hoy se convierte en el n\u00famero con el que alguien presupuesta el a\u00f1o que viene. Conseguimos la cifra actual del apartamento que usted est\u00e1 mirando.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La luz es toda la conversaci\u00f3n<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">El aire acondicionado es la mayor parte de una factura de luz en la Ciudad de Panam\u00e1. Todo lo dem\u00e1s, al lado, es un redondeo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Lo que significa que la factura depende m\u00e1s del apartamento que de la persona. Las reglas dependen del valor de la propiedad y de las exoneraciones, y han cambiado.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nosotros no cotizamos cifras de impuestos. Un n\u00famero equivocado ac\u00e1 sale caro, y solo publicamos n\u00fameros que conocemos de primera mano. Su abogado o su contador le da la cifra de su propiedad espec\u00edfica, y debe hacerlo <em>antes de<\/em> comprar, como parte de la misma conversaci\u00f3n que el estudio de t\u00edtulo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">P\u00eddasela por escrito junto con los costos de traspaso e inscripci\u00f3n. Cerrado y sin aire movi\u00e9ndose, la humedad hace el da\u00f1o.
